NOTICE OF INTENT TO ISSUE AN ADVERTISED LEASE OPPORTUNITY TO FOR FOOD CONCESSION PROPOSALS AT Devil’s Den State Park
LO-0002-CY2023
The Arkansas Department of Parks, Heritage, and Tourism, State Parks Division (Owner), is soliciting responses from qualified business operators to provide food concession (Concessionaire) services at Devil’s Den State Park, Washington County, Arkansas.
Services required include: Operating an existing Café, dining room and outdoor seating area; selling prepared foods to park visitors; and providing all necessary products, labor, and materials to act as the sole food concessionaire at Devil’s Den State Park during the 2023 and 2024 calendar years. The selected Concessionaire shall provide a percentage of gross sales (excluding sales tax and earned tips) to the Owner in exchange for sole leasing rights at the Park. The property lease is located in the Multi-Use Building known as the Ridge Runner Store/Cafe). The indoor dining area is approximately 593 square feet in size and will seat 30 guests comfortably and has a covered outdoor pavilion area attached to the indoor dining area. The kitchen area is 504 square feet in area. Park will provide water, electric and sewer service.
A detailed Lease Agreement package will be provided to interested parties, outlining the terms of the Lease Agreement and revenue share proposal. Owner reserves the right to negotiate revenue share based on proposals received.
The deadline for submitting detailed responses to this Lease Opportunity will be 4:30 PM on February 24, 2023.
