Request for Qualifications: General Contractors
The University of Arkansas at Monticello, in accordance with the policies of the Board of Trustees, is soliciting responses from interested General Contractors to provide general contractor construction management services for a new Forest Health Center for the institution.
Project Description
The University of Arkansas at Monticello seeks qualified contractors for the Forest Health Center on the UAM campus in Monticello, Arkansas. The project scope will include construction of approximately 18,000 sq ft including Research Labs, Specialty Storage Rooms, Teaching Labs, Offices, Server Rooms, and other required support spaces.
The research portion of the facility will require backup power generation as well as centralized deionized water, gas and air. The source of funding for this project is an American Rescue Plan appropriation. Funds must be obligated by December 31, 2024 with project completion prior to December 31, 2026.
Content Requirements
Include the information below and organize it in an easily accessible manner. Reponses that do not include the required licensure information will be disqualified.
1. Prior experience of the firm and key personnel in GMP with negotiated fee projects.
2. Experience of key personnel in Guaranteed Maximum Price (GMP) and fast-track projects.
3. Record of management team on similar projects with timely completion, and with high quality workmanship.
4. Specific project experience with laboratory facilities with owner contact information.
5. Current and projected workload.
6. Current maximum bonding capacity and rate.
7. Proof of licensure in the State of Arkansas.
Professional Services Required
Guaranteed maximum price (GMP), fast-track management, cost estimating, sub-contractor bidding, change order pricing and control, schedule control, cost management and control, project coordination, closeout and warranty coordination.
Submission
Written responses will be considered if received by 3:00 PM on Wednesday, February 21, 2024. All respondents will be notified of the results by mail. Please provide accurate contact information including a current email address for the primary contact person.
