AN ADVERTISED LEASE
OPPORTUNITY TO FOR FOOD
CONCESSION PROPOSALS AT
CRATER OF DIAMONDS STATE
PARK, LO-0001-CY2023
The Arkansas Department of Parks, Heritage, and Tourism, State Parks Division (Owner), is soliciting responses from qualified business operators to provide food concession (Concessionaire) services at Crater of Diamonds State Park, Pike County, Arkansas.
Services required include: Operating a self-contained food service vehicle; selling prepared foods to park visitors; and, providing all necessary products, labor, equipment, and materials to act as the sole food concessionaire at Crater of Diamonds State Park during the 2023 and 2024 calendar years. The selected Concessionaire shall provide a percentage of gross sales (excluding sales tax and earned tips) to the Owner in exchange for sole leasing rights at the Park. The property lease shall be located approximately fifty (50) feet west of the Park’s Diamond Discovery Center and shall be for 1,800 sq. ft. (30 x 60). At the lease location, the Park will provide a 600 sq. ft. (20 x 30) feet concrete pad. Park will provide water, electricity (50/30/20 amp; one each), a sanitary sewer connection, and seven (7) picnic tables and seven (7) trash receptacles for use by the Concessionaire.
A detailed Lease Agreement package will be provided to interested parties, outlining the terms of the Lease Agreement and revenue share proposal. Owner reserves the right to negotiate revenue share based on proposals received.
The deadline for submitting detailed responses to this Lease Opportunity will be 4:30 PM on February 15, 2023.
